What are the steps to getting a real estate license in Florida?

If you’re considering a career in real estate in the Sunshine State, there are a few steps you need to take before you can begin helping buyers and sellers with their properties. Florida’s booming real estate market offers aspiring agents excellent opportunities to advance their careers and become top agents.

In this article, we’ll walk you through the four steps you need to take to get your license and kickstart your real estate career.

Step 1 – Complete A Pre-License Course

The first step towards obtaining your real estate license in Florida is to complete a state-approved pre-licensing education course. This course must consist of 63 hours of instruction, which can be taken online or in a classroom setting.

In Florida, you can take the necessary classes through an approved online school, which is helpful for people who want to learn at their own speed.

Step 2 – Background Check & Fingerprinting

Before you can receive your real estate license, Florida requires that you undergo a criminal background check. You must have your digital fingerprints taken at an authorized location to do this. If you have a criminal history, your good moral character eligibility will be evaluated on a case-by-case basis.

Step 3 – Submit Your Application

To apply for your Florida real estate license, you must be at least 18, possess a social security number, and have a high school diploma or equivalent. However, you don’t have to be a Florida resident to get your real estate license.

You can submit your application online or through a printable form to the Florida DBPR. It typically takes approximately ten days for your application to be approved. Once approved, you’ll receive an email notification with a candidate ID number that allows you to schedule your state exam.

Step 4 – Schedule & Pass The Florida Real Estate Exam

Now that you have received confirmation approval and your candidate ID number (FLREAPP ID), you can proceed to schedule your Florida state exam. The state exam is available every day and can be taken either online from your home or at a Pearson Vue test center in the United States.

To obtain a Florida real estate license, you have to take the multiple-choice exam and pass it in 3.5 hours. The exam has 100 questions and you must score 75% or more to pass. If you don’t pass, you can retake the exam as many times as needed, but you have to wait 24 hours before scheduling a retake. For more details, please refer to the candidate information booklet provided by the DBPR.
